End-to-end Thai immigration counsel for foreign nationals and Thailand-based applicants — Non-Immigrant B (bus
Inbound Thai visa consulting for foreign nationals relocating to Thailand
End-to-end Thai immigration counsel for foreign nationals and Thailand-based applicants — Non-Immigrant B (business / work), Non-O (marriage / retirement / dependent), Non-ED (student), SMART Visa, Long-Term Resident (LTR) 10 years, Destination Thailand Visa (DTV) 5 years, Thailand Privilege (Elite), Permanent Residence, Thai citizenship by naturalisation, visa extensions, 90-day reports, re-entry permits, change of visa status, and Department of Employment work-permit coordination. Delivered by a Notarial Services Attorney registered with the Lawyers Council of Thailand under the Lawyers Act B.E. 2528 (1985), in collaboration with a partner Immigration Lawyer with 10+ years' specialist practice. Anchored to Immigration Order 327/2557, Immigration Act B.E. 2522 (1979), Foreign Workers Act B.E. 2560 (2017), and BOI LTR criteria. We do not — and cannot lawfully — guarantee any approval; we design every dossier to align with published criteria to reduce refusal risk.
Thailand's long-term visa system sits under the Immigration Act B.E. 2522 (1979) and Immigration Bureau Order 327/2557, which together set granular criteria — Non-Immigrant B with mandatory work permit, registered capital of THB 2 million per foreign hire and a 4-Thai-to-1-foreign payroll ratio; Non-O Marriage with a THB 400,000 deposit seasoned 2 months or THB 40,000 monthly income; Non-O Retirement (50+) with THB 800,000 seasoned 3/2 months or USD 100K medical insurance; the LTR 10-year visa requiring USD 80,000 personal income and USD 1M assets for the Wealthy Global Citizen track. Most refusals stem not from missing paperwork but from category mismatch chosen at the outset.
Our service begins with a Pathway Assessment matching the client's profile (age, occupation, income, assets, purpose, intended duration, work / family plans) against 14 legally available routes, then issues a Pathway Map identifying the Best Fit, a Backup category, and the long-term trajectory toward Permanent Residence (eligible after 3 continuous Non-Immigrant years) or Thai citizenship (5 years post-PR). Many clients begin on Non-O Marriage planning a 5-year path to PR; high-income professionals may skip directly to SMART or LTR to bypass the work-permit cycle.
We are a Notarial Services Attorney firm registered with the Lawyers Council of Thailand, working alongside an Immigration Lawyer partner with 10+ years of dedicated long-term-stay practice and more than 1,500 closed cases. THB 10,000,000 Professional Indemnity Insurance applies. Passport, tax and financial records are handled under PDPA Section 24 on ISO/IEC 27001 servers inside Thailand with AES-256 at rest and TLS 1.3 in transit, destroyed under Witness Disposal Certificate after the statutory retention period. We decline every engagement that involves nominee shareholding, sham marriage, falsified income or any unlawful work without a permit.

Legal credentials & liability insurance
Do you guarantee the visa will be approved?
No, and no licensed attorney can. Approval lies in the discretion of Immigration / BOI / Thailand Privilege Card under Order 327/2557. Outcome guarantees breach the Lawyers Act B.E. 2528 professional ethics. We engineer every dossier to align with published criteria to reduce refusal risk — never to guarantee a result.
I have been on a tourist visa for a year. Can I change to Non-O in-country?
Yes for certain categories (marriage to a Thai national, retirement 50+) via Change of Visa Status at Chaeng Wattana — 60-day processing, THB 2,000 fee, requires ≥21 days remaining on the TR entry, no overstay record, and full evidence. Most Non-B (work) cases still require lodgement at a Royal Thai Embassy in a neighbouring country (Penang / Vientiane / Savannakhet).
LTR vs Elite vs DTV — which one fits me?
LTR (BOI) is free, permits work in Thailand, ships with a digital work permit and 17% flat personal income tax for Highly-Skilled Professionals — but income / asset thresholds are strict. Elite (TPC) is a one-off THB 900K–5M membership for 5–20 years with no income threshold but no right to work locally. DTV suits digital nomads and Muay Thai / Thai cuisine learners — THB 10,000 fee, 5-year multiple-entry, 180 days per entry. We model ROI across all three.
I plan to settle in Thailand for 5–10 years. How should I start?
Begin on Non-Immigrant (B/O/ED) with annual renewal and Thai tax filings for 3 years → file PR in December of year 3 → file citizenship 5 years after PR if desired. High-income clients can compress the schedule via LTR (10 years) or accrue residency time on Elite while sourcing in-country employment.
I work remotely for a foreign employer. Do I need a work permit?
Per the Department of Employment's July 2023 clarification, remote work for a foreign employer with no Thai customers or employer ordinarily does not require a work permit, provided the visa class permits it (DTV, LTR-WFTP, or Elite without a Thai employer). Servicing Thai-resident customers is 'work' under the statutory definition and requires a permit.
I overstayed 30 days and was stopped. How long is the ban?
Overstay <90 days with voluntary self-report: no ban, but a Bureau record · 90 days–1 year (apprehension): 1-year ban · 1–3 years: 3-year ban · 3–5 years: 5-year ban · >5 years: 10-year ban. We can assist with mitigation petitions in limited circumstances but never guarantee an outcome.
My spouse is Thai. What is the Non-O Marriage evidence list?
Marriage certificate (Thai or foreign + MFA legalised), Thai spouse ID + house registration, 20 family photos at the residence (4×6), house map, bank book showing THB 400K seasoned 2 months + bank letter, income affidavit if using the income route, all passport pages. Both spouses must appear together at the Immigration interview.
How long must I be in Thailand to apply for PR, and what's the income threshold?
3 continuous Non-Immigrant years + 3 years of PND 91 tax filings. Investment route: THB 80K monthly income or THB 3–10M invested · Working route: THB 80K (THB 30K for Thai-spouse cases) · Expert route: by Immigration determination · Humanitarian route: spouse / child / parent of a PR or Thai national. Quota: 100 per nationality per year, intake every December, 12–18 month processing, government fee THB 191,400.
How are passport / financial records protected under PDPA?
Sensitive personal data under PDPA Section 24 — stored on ISO/IEC 27001 servers in Thailand, AES-256 at rest, TLS 1.3 in transit, access limited to the responsible attorney and QA team via MFA + audit log. 10-year retention per the Immigration Act, then destroyed under Witness Disposal Certificate. Document and legalization advisers with 15+ years of practice
Before we start, we read your actual documents and confirm the legalization route matches what the receiving authority asks for. During the work we report progress, and after delivery we still answer questions about how to submit the file.
We prepare documents to the requirements of the receiving authority. Any approval decision remains at that authority's discretion.

Short answer: The usual triggers are funds not held for the required period, foreign documents without legalisation and Thai translation, an address that does not match the residence notification, and filing too close to expiry to fix anything. Planning the timeline is the strongest prevention.
We assess eligibility, sequence fund seasoning and foreign-document certification, and file only when the bundle is complete — speak to our advisers before you start.
